NJ ANCHOR Payment: When Will Yours Arrive? Full 2026 Schedule

The Short Answer

For the current cycle (2025 benefit year, applications open through November 2, 2026), New Jersey pays each program on its own calendar:

  • ANCHOR: payments began September 15, 2026 and go out on a rolling basis, generally within about 90 days of filing. File early, get paid early.
  • Senior Freeze: rolling checks that started July 15, 2026, with later filers paid on the schedule below.
  • Stay NJ: paid in quarterly installments around the 15th of the month, not as one lump sum.

There is no single "payment day" for everyone, which is exactly why neighbors compare notes and panic. Your date depends on which program, when you filed, and how you chose to be paid.

ANCHOR: Rolling Payments From Mid-September

ANCHOR payments for the 2025 benefit year start September 15, 2026 and continue as applications are processed, roughly 90 days after yours goes in. Two things speed you up:

  • Filing online with direct deposit: online filers can choose direct deposit; paper filers get a mailed check, which adds printing and postal time.
  • Being auto-filed: most homeowners under 65 and renters who received the benefit confirmation letter (mailed August 10, 2026 this season) are filed automatically by the state; if your situation didn't change, you don't need to do anything and you're in the early queue.

Amounts for reference: homeowners get $1,500 (2025 income up to $150,000) or $1,000 ($150,001–$250,000), renters $450, and everyone 65+ gets an extra $250 on top. Full details in our guide to all three NJ programs.

Senior Freeze: Your Filing Date Sets Your Check Date

The Senior Freeze reimbursement follows a published schedule tied to when your application was received:

Translation: if you file near the deadline, your reimbursement lands near the end of the year. The amount is the difference between your current bill and your frozen base-year bill; see how the Senior Freeze base year works.

Stay NJ: Quarterly, Not a Lump Sum

Stay NJ arrives in four installments per benefit year, issued around the 15th of February, May, August, and November. The quarters for a benefit year straddle two calendar years: for the 2025 benefit year, installments run August and November 2026, then February and May 2027. How to Check Your Status

  1. Online: the Division of Taxation's property tax relief pages on nj.gov have a status lookup for your application and payment; you'll need your ID and the ZIP of the property.
  2. The determination letter: after your PAS-1 is processed, the state sends a letter itemizing what you'll receive under each program. If your numbers look wrong, that letter is what you dispute, don't wait for the payment to argue.
  3. Phone: the ANCHOR hotline exists but expect long waits during September–December; the online lookup answers the common question ("processed or not?") faster.

If Your Payment Seems Late

  • Count 90 days from filing, not from the season opening. An application filed in late October isn't late in November.
  • Check the letter first: a missing payment is often a processed-but-denied application (income over the limit, residency mismatch) that was communicated by mail.
  • Verify your banking details if you chose direct deposit; a bounced deposit reverts to a paper check, adding weeks.
  • Moved or changed accounts since filing? Update your information with the Division of Taxation, checks to old addresses are the most common cause of "lost" payments.
  • Remember the combined total across programs can never exceed 50% of your property tax bill (Stay NJ is calculated last as a top-up), so a smaller-than-expected Stay NJ payment usually means your ANCHOR and Senior Freeze already covered most of the 50%.

Bottom Line

File early and electronically, and your ANCHOR money arrives from mid-September in about 90 days; Senior Freeze checks follow the filing-date table above; Stay NJ trickles in quarterly around the 15th. Before assuming a payment is lost, check the online status and the determination letter.
